Because of its tall buildings, which fetch prices that are greater than those in most other cities. The city is a commercially viable place to launch such projects. The city’s vertical growth over the years has primarily been cause by a lack of available land and an exponential rise in the urban population. According to a report published on June 28 by the Council on Tall Buildings & Urban Habitat, Mumbai is the 17th tallest city overall and the 14th tallest city in Asia.

Mumbai’s decentralized growth caused the city to spread north and east, giving rise to new micromarkets like Malad, Goregaon, Powai, Vikhroli, and Kanjurmarg, which have evolved from residential outposts into significant city centres, the report continues.

“Despite this growth, land scarcity continues to be a serious problem in Mumbai’s metropolitan centres, leading to high demand and a sharp increase in land prices. Due to their prestige and prime locations, Central and South Mumbai have developed into centres for high-rise clusters. In comparison to other sections of the city, these densely inhabited neighbourhoods attract a higher real estate price and have excellent access to both the public transport and road networks, according to the survey.

Hyderabad, Kolkata, and Noida, among other Indian cities, account for 8%, 7%, and 5% of the country’s tallest structures, respectively. Following closely behind, Gurgaon, Bangalore, & Chennai each contribute 1% to the nation’s towering skyscraper scene. According to the report, 6% of India’s completed tall structures are classed as office buildings, while 89% are residential complexes. Hotels make up 1% of the tall building landscape, while mixed-use buildings make up 4%.

There is room for growth outside of big Indian cities given the current trend. It’s crucial to understand that this strategy could not ultimately out to be a viable one. As a result, adopting a vertical growth strategy is crucial for developers, architects, planners, and policymakers. Mumbai has previously shown that this strategy can be effective in some areas. While other cities continue to place a strong emphasis on horizontal expansion. As another outstanding example of developers and stakeholders actively pursuing vertical expansion. While taking advantage of the favourable Floor Space Index (FSI) laws in Telangana. Hyderabad has been considering vertical growth over the past few years. Urban migration is increasing at an exponential rate, necessitating well planned cityscapes that explore opportunities for tall skyscraper expansion.

Urban sprawl presents problems including constrained institutional capacity and dispersed government laws that make it difficult to put in place a strong infrastructure network and facilitate the efficient distribution of resources. In this situation, tall buildings offer comprehensive urban solutions. Tall structures attract investors because they provide branding opportunities, high-quality living standards, & presence in desirable areas. They also cut carbon emissions by fostering compact surroundings with effective mobility features. Research has also shown that providing basic services in highly inhabited areas is more affordable.
