The Government of Mumbai Suggests Redeveloping 290 Clusters Of Coastal Slums

Redeveloping 290 Clusters Coastal Slums- The reconstruction of 290 Mumbai slum clusters that are subject to the Coastal Regulation Zone (CRZ)-II restrictions has been recommended by the Maharashtra government. If this proposal is accepted, it will open up about 188.66 hectares of city land for future development. The state’s proposal is presently being examined by the Ministry of Environment, Forests, and Climate Clearance (MoEFCC). Which has also asked for an environmental cost-benefit analysis.

The investigation will look at how these slum clusters have developed over time in relation to the CRZ regulations. And consider how their reconstruction might affect the city’s current environment and infrastructure. A call for bids has been made by the Slum Rehabilitation Authority (SRA) to select a consultant for this investigation.

The consultant will carry out a spatial analysis of the slums impacted by coastal regulations, taking into account variables including the area, number of hutments, development plan requirements, and current infrastructure. In addition, a comparison of the pre- and post-development effects on roads, traffic, public transit, sewage, waste management, water supply, and other critical infrastructure will be done.

Conclusion

Additionally, the study will pinpoint the different advantages—both material and immaterial. As well as the socioeconomic gains brought about by the redevelopment of the slum.

Developers should gain from this move as it will free up about 467 acres of good property for development. Mumbai’s coastal slum clusters are slated for redevelopment, which could create opportunities for the luxury & ultra-luxury home markets.

The MoEFCC is interested in learning more about the possible effects of seaward-side slum development on the environment and city’s infrastructure. Particularly in regions where there are no highways connecting the slums to the sea. It will be decided whether or not all of this land can be developed after the study is finished.

In addition to meeting the housing needs of slum inhabitants, the Maharashtra government’s proposal seeks to solve the issue of coastal slum redevelopment by paving the way for future city growth.
