October 13, 2023:<\/strong> On October 11, 2023, the City and Industrial Development Corporation (Cidco) was prohibited from leasing the 25,000 square metre parcel of land next to the NRI Complex, Seawoods in Nerul by the Western Zone Bench of the National Green Tribunal (NGT). Cidco is not permitted to sell, transfer, or award any kind of leasehold on the property delineated as plot no. 2A in sectors 54, 56, and 58 of Nerul (West) as per this decision.<\/p>\n

As per the reports in the media, Cidco has been instructed by the NGT to develop the site in accordance with the Navi Mumbai Municipal Corporation’s (NMMC) draught development plan. The area has been designated for development as a social centre and garden in this plan.<\/p>\n

Cidco is reportedly looking for more legal possibilities, according to media sources.<\/strong><\/h2>\n

Cidco announced the e-auction of Plot No. 2A in Nerul (West) Sectors 54, 56, and 58 in August 2022. The land within the Coastal Regulation Zone (CRZ), spanning 6.21 acres, was estimate at a base price of Rs 1.17 lakh per square metre. For this land, Cidco has set the earnest money deposit (EMD) at Rs 29.49 crore.<\/p>\n

Plot, however, was subject to legal action when the NGT, on August 22, 2022, halted the sale after receiving applications from two groups: the Navi Mumbai Environment Preservation Society (NMEPS) and a citizen organisation advocating against construction on the CRZ site.<\/p>\n

In order to make a decision in this case. The NGT reviewed the CRZ map created by the National Centre for Sustainable Coastal Management (NCSCM), Anna University. On the advice of the environment department and the Maharashtra Coastal Zone Management Authority (MCZMA). It did this by determining whether the plot was located in CRZ I, II, or III.<\/p>\n

Cidco cancelled the bidding in January 2023, even though the stay on lease was still in effect. This approach was justified by the fact that the winning bidder offered far less than the current market cost for the plot.<\/p>\n
